
441 Ninth Avenue was originally an 8-story warehouse built in 1962 and later converted into office space. Cove, alongside its Joint Venture Partner, acquired the property and fully repositioned the building, transforming it into a premier Class A office property.








The redevelopment added 17 stories of high-end, rentable office space, resulting in a new office tower with significant outdoor space. Now standing at 25 stories with approximately 700,000 RSF, the building features floor plates ranging from 16,000 RSF to 50,000 RSF, offering flexibility for a variety of tenants.






Hudson Commons is home to notable tenants, including Peloton, which uses the building as its New York headquarters, along with other marquee tenants like Lyft.



The project won the ULI Excellence in Office Development Award and achieved LEED Platinum certification, highlighting its exceptional design, sustainability, and innovative features. Cove successfully oversaw the sale of the property, which became the largest commercial building portfolio sale of its kind at the time.
